Listing your property

What does it cost to list?

Nothing up front. You pay our commission only when your property is rented, and it comes out of your first payout. Extras such as our photo shoot are optional.

What does my property need?

Furniture renters can use from the day they move in, and Wi-Fi. It must also be clean, free of pests, and have working locks.

How do you check my property?

We visit it in person before it's listed, to check that it matches what you've told us and meets these requirements.

Which documents do you need?

The title deed, the house registration, your ID card or passport, the first page of your bank book, the building's rules on renting, and a recent utility bill. If someone else is listing for you, we also need a power of attorney and their ID.

Who sets the rent?

You do. You can charge different monthly rates for stays of 1–3, 4–6 and 7 or more months, or accept one-year stays only.

Can I list my property elsewhere too?

Yes. If it's rented elsewhere, you must tell us straight away so we can take our listing down. We'll also check with you that it's still available each time a renter asks about it.

Renters and the agreement

Who shows the property?

We do. You help us arrange access.

How do you check renters?

We check their ID or passport and a bank statement before the agreement is signed.

Who prepares the agreement?

We do. It's between you and the renter, runs for up to 12 months, and can be renewed when it ends.

What does the renter pay when they sign?

The advance rent and the deposit you've chosen, paid to MonthlyFinders.

Money

What commission do you charge?

  • 1–3 months: 15% of the rent for the whole stay, or ฿3,000, whichever is higher
  • 4–6 months: half a month’s rent
  • 7–9 months: three quarters of a month’s rent
  • 10–12 months: one month’s rent

It's taken from your first payout only. Extensions: commission at the same rates, for the length of the extension.

When and how am I paid?

By bank transfer on the 5th of each month, with a statement.

How much deposit can I ask for?

You choose it: at least one month’s rent for stays of up to 6 months, and at least two months’ rent for stays of 7–12 months.

Who holds the deposit?

We do, until the agreement ends. Then we return it to the renter, less the cost of repairing any damage they caused, which we pay to you. We hold every renter's deposit; it's a condition of listing with us.

During and after the stay

How do I talk to my renter?

Through us. All messages between you and your renter go through MonthlyFinders: tell us what you need to say, and we pass it on and follow up.

Who pays for repairs?

You do. If the renter caused the damage, the cost is paid back to you from their deposit when the agreement ends.

What about utilities?

Your listing shows whether they're included in the rent. Utility bills are settled between you and the renter.

What happens when the agreement ends?

It can be renewed. If it isn't, we check the property with the renter when they move out and settle the deposit.

Cancellations

What if the renter cancels?

They can cancel for free until 7 days before move-in. After that they lose the deposit, which we pay to you, less our commission. If they leave after moving in, before the agreement ends, they lose the deposit too, and we pay it to you, less anything you owe us.

What if I need to cancel?

After the agreement is signed, you pay the commission we would have earned on it, from your next payout or invoiced to you. You don't pay it if the cause is something no one could foresee, such as the building becoming unsafe, or if the renter has broken the agreement.

Extras

Can you take the photos?

Yes: ฿5,000, paid before the shoot. Or send us your own, for free.

What is full management?

While it’s rented, we arrange repairs for anything in the property that breaks or stops working: we book the technician, let them in, check the work, and send you photos and the bill (you pay it). We also message your renter every month to ask if anything needs fixing. It costs 5% of each month’s rent while it’s rented.

What is empty-home care?

While it’s empty, we visit every 2 weeks: we air it, run the taps and air-con, check for leaks and pests, collect the mail and send you photos. It stops by itself when a renter moves in, and you can stop it before any month. It costs ฿1,500 a month, invoiced at the start of each month and paid by bank transfer. To start it, email us.

Who cleans between renters?

We can, if you choose. To book it, tell us the date and pay; it's booked once it's paid. The price depends on the property's size, as shown on its title deed:

SizePrice
Up to 35 m²฿1,500
36–60 m²฿2,000
61–90 m²฿3,000
91–120 m²฿3,500
Over 120 m²Quoted

We clean after the renter has moved out and we've recorded the property's condition, before the next renter moves in. You can move a booked clean to another date up to 24 hours before it. The first move is free; each move after that costs ฿200. A booked clean can't be cancelled or refunded. If we have to cancel one, we rebook it for free or refund it.

It includes:

  • every room: surfaces, cupboards inside and out, doors, switches and skirting boards wiped; floors vacuumed and mopped
  • the kitchen: the fridge and freezer emptied and cleaned, and the microwave, hob, sink and the outside of the extractor hood
  • bathrooms: the toilet, shower, basin, tiles and mirrors cleaned and descaled, and the drains cleared
  • windows and glass doors from the inside, and the balcony swept and mopped
  • laundry: the bed linen and towels that come with the property washed and dried, and the beds made
  • rubbish the renter left behind, bagged and taken to the building’s bins
  • photos sent to you when it’s done

It doesn't include:

  • cleaning the air-con units (a technician’s job)
  • washing curtains, or shampooing sofas, mattresses and carpets
  • the outside of the windows
  • pest control
  • taking away furniture or large items left behind
