How it works
Renting a furnished property for a month or longer, in six steps. Requesting a home costs nothing.
1. Find a home
Search by city and move-in month, or browse every property on the Stays page. You can narrow the list by budget and type of property, and sort by price.
Every stay is at least 30 days. Some homes ask for longer; where they do, the listing says so.
2. Choose how long you'll stay
On a listing, pick your move-in date and how many months you'll stay, up to 12. Agreements run for up to 12 months and can be renewed afterwards.
A home's monthly rent can depend on how long you stay. Some homes have different monthly rates for 1–3, 4–6 and 7 or more months, and some rent only for a full year. The booking card shows the rate for the length you choose, and the price on each listing card says which stay it applies to, for example “on a 12-month stay”.
Prices are set and charged in Thai baht. Other currencies on the site are conversions, shown as a guide.
3. See what's due on signing
The booking card adds up what you'd pay when you sign, under “Due on signing”. Depending on the home, that is either:
- rent in advance plus a refundable deposit, or
- a fixed amount for that home,
plus any applicable service fee. Each line has an ⓘ that explains it.
A refundable deposit is money held as security for the home while you stay. It is returned within 30 days of check-out, less any unpaid bills and the cost of repairing damage beyond normal wear and tear. It cannot be used to pay the last month’s rent.
What the rent covers, such as utilities, Wi-Fi or cleaning, varies by home. If it matters to you, ask when you send your request.
4. Request to book
Send a request with your name, email, phone number, and how to reach you on LINE, WhatsApp, WeChat or Telegram. Add a message if there's anything we should know.
No payment now. We'll reply within one working day to confirm availability and the price. If the home isn't available, we'll reply with similar homes we recommend.
5. View the home
We can arrange a viewing before you sign, and we encourage you to take one.
6. Sign and move in
Your rental agreement is with the owner of the home; MonthlyFinders helps arrange it and handles the payments. When you're happy with the details, you sign the agreement, pay MonthlyFinders what's due on signing, and move in on your move-in date. After that you pay your rent to MonthlyFinders, which pays the owner and holds your deposit.
During your stay
All messages between you and the owner go through us: tell us what you need, including anything that needs fixing, and we pass it on and follow up.
If cleaning isn't included in your rent, you can book it from us: pick your dates and pay, from ฿600 a clean, or 10% less with a weekly plan. See the Help center for prices and what a clean includes.
If your plans change
You can cancel for free until 7 days before your move-in date. Everything you’ve paid comes back, including any applicable service fee.
From 7 days before move-in there is no free cancellation. That includes agreements signed within those 7 days. The deposit and any applicable service fee are kept, and the rest is refunded within 14 days.
Leaving after you’ve moved in ends the agreement early, and the deposit is not returned.
If the owner cancels, we hold your payment and recommend similar homes first. If none of them suits you, we refund everything you’ve paid within 14 days.
