The details
Send us your property's details
Email us the property's address, size and number of rooms. Before we can list it, we'll need:
- the title deed (chanote, or the condo unit's title)
- the house registration (tabien baan)
- your ID card or passport
- the first page of the bank book for the account we'll pay you into
- if someone else is listing for you: a power of attorney and their ID
- the building's rules on renting, from the juristic office
- a recent utility bill
You'll also sign an owner agreement with us. It lets MonthlyFinders collect the rent from your renter, take our commission and hold the renter's deposit. We hold every renter's deposit; it's a condition of listing with us.
Set your terms
You decide:
- the monthly rent. You can charge different rates for stays of 1–3, 4–6 and 7 or more months, or accept one-year stays only
- the deposit: at least one month’s rent for stays of up to 6 months, and at least two months’ rent for stays of 7–12 months
- how many months of rent are paid in advance
- whether pets are allowed
- whether utilities are included in the rent
We visit and photograph the property
We visit your property in person to check that it matches what you've told us. To be listed, it must:
- come with furniture renters can use from the day they move in
- have Wi-Fi
- be clean and free of pests
- have working locks
For photos, send us your own, or choose our photo shoot (see Extras above).
We find a renter
Your property is listed on MonthlyFinders. We reply to renters' enquiries and show them the property; you help us arrange access for viewings. Each time a renter asks about it, we check with you that it's still available. Before an agreement is signed, we check the renter's ID or passport and a bank statement.
The agreement
We prepare the rental agreement. It is between you and the renter, runs for up to 12 months, and can be renewed when it ends. The renter pays MonthlyFinders the advance rent and the deposit when they sign.
On move-in day we hand the property over to the renter and record its condition with photos. We do the same when they move out.
How you're paid
The renter pays the rent to MonthlyFinders. We pay you by bank transfer on the 5th of each month, with a statement. Our commission is taken from your first payout only, as shown under What it costs.
For example, on a 12-month agreement at ฿20,000 a month, our commission is ฿20,000. If the renter paid one month in advance, your first payout is ฿0; from the next month on, you receive the full ฿20,000.
During the stay
All messages between you and your renter go through us: tell us what you need to say, and we pass it on and follow up. Your renter does the same.
Repairs are your responsibility: if something needs fixing, we tell you, and you arrange it and pay for it, or we arrange it for you with full management. If the renter caused the damage, the cost is paid back to you from their deposit when the agreement ends.
Utility bills are settled between you and the renter.
The deposit
We hold the renter's deposit until the agreement ends. Then we return it to the renter, less the cost of repairing any damage they caused, which we pay to you.
The renter loses the whole deposit if they:
- cancel less than 7 days before move-in. We pay it to you, less our commission.
- leave before the agreement ends. We pay it to you, less anything you owe us.
If you need to cancel
If you cancel after the agreement is signed, you pay the commission we would have earned on it, taken from your next payout or invoiced to you. You don't pay it if the cancellation is caused by something no one could foresee, such as the building becoming unsafe, or if the renter has broken the agreement.
Listing elsewhere
You're free to list your property with other agents or websites as well. If it's rented elsewhere, you must tell us straight away so we can take our listing down. Whenever a renter asks about your property, we'll also check with you that it's still available before we reply.
